A commercial rooftop unit has a demanding job in North Texas. It must cool a business through long stretches of high heat, manage ventilation for occupants and equipment, and often provide dependable heat during abrupt winter cold fronts. This guide to commercial rooftop units is designed for Dallas-area property owners and business operators who need practical answers before a breakdown, replacement, or new installation.

A rooftop unit, often called an RTU or packaged unit, places major heating, cooling, and air-moving components in one outdoor cabinet. That arrangement saves interior floor space and can simplify service access, but it does not make the equipment maintenance-free. Unit size, duct condition, occupancy, operating hours, controls, and roof access all affect how well an RTU serves a building.

What Commercial Rooftop Units Do

Unlike a split HVAC system, which separates indoor and outdoor components, a packaged rooftop unit contains the compressor, condenser coil, evaporator coil, blower, and heating section in a single cabinet. Conditioned air moves from the unit through ductwork and into the building. Return air then travels back to the unit to be filtered, cooled or heated, and supplied again.

Many light commercial buildings use RTUs because they are practical for retail stores, offices, restaurants, houses of worship, small warehouses, and service businesses. Several units can also serve separate zones. A front showroom may need different cooling than a stockroom, office suite, or customer waiting area.

The details matter. A unit that is properly sized but connected to undersized or leaking ductwork can still leave rooms uncomfortable. Likewise, an efficient new RTU cannot deliver its full value if the thermostat, economizer, ventilation settings, or electrical components are not set up correctly.

Choosing the Right Rooftop Unit for Your Building

Replacing an existing unit with the same tonnage may be appropriate, but it should never be the only decision point. Buildings change. A former office can become a salon, a retail space can add heat-producing equipment, or operating hours can expand. Any of those changes can affect the load on the HVAC system.

A qualified commercial HVAC contractor should evaluate the building rather than rely solely on the nameplate of the old equipment. That evaluation should consider square footage, ceiling height, insulation, glass exposure, number of occupants, heat from lighting and equipment, duct design, ventilation requirements, and the condition of the electrical service.

Capacity: Bigger Is Not Automatically Better

An oversized rooftop unit may cool the space quickly, but short run times can reduce humidity control and increase component wear from frequent cycling. An undersized unit may run continuously in summer, struggle to maintain setpoint, and raise utility costs without providing comfort.

Correct capacity is especially important in Dallas, where rooftop equipment is exposed to direct sun and high outdoor temperatures. The goal is not simply to install the largest unit the roof can hold. It is to match equipment capacity and airflow to the actual needs of the building.

Efficiency and Operating Cost

Higher-efficiency equipment often costs more upfront, but it may lower utility expenses over the life of the system. The right choice depends on how many hours the business operates, local energy costs, the condition of the building envelope, and how long the owner expects to occupy the property.

For a building that runs six or seven days a week, investing in better efficiency and controls may make sound financial sense. For a property with limited seasonal use, reliability, repairability, and reasonable first cost may deserve more weight. A good recommendation explains those trade-offs plainly instead of treating one equipment tier as right for every property.

Heating, Ventilation, and Controls

Commercial RTUs may use gas heat, electric heat, or heat pump technology. Gas heat remains common in many commercial applications, while heat pumps can be a strong option where electric operation and cooling efficiency are priorities. The best fit depends on the building’s utilities, heating demand, equipment availability, and operating goals.

Ventilation deserves the same attention as heating and cooling. Outside air helps support indoor air quality, but bringing in too much hot, humid air during summer can increase the cooling load. Economizers, which use favorable outdoor air for cooling when conditions allow, can save energy when they are correctly installed and maintained. When they are not, they can create comfort complaints and excessive runtime.

Warning Signs Your RTU Needs Service

Commercial rooftop units rarely fail without leaving clues. A rising electric bill, uneven temperatures, repeated thermostat adjustments, unusual noise, water around ceiling diffusers, or a unit that starts and stops too often all warrant attention.

Some signs require faster action. A burning odor, electrical smell, loud metal-on-metal noise, tripped breakers, gas odor, or a complete loss of cooling during business hours should be handled by a qualified technician. Continuing to operate a damaged unit can turn a repairable issue into a compressor, blower motor, or electrical failure.

Comfort complaints should not be dismissed as normal summer conditions. If one area is consistently hot while another is cold, the problem could involve airflow, duct leakage, dampers, thermostat placement, refrigerant performance, controls, or the unit’s overall capacity. Proper diagnostics identify the cause before parts are replaced.

A Commercial Rooftop Unit Maintenance Plan

Preventive maintenance is the most reliable way to reduce surprise downtime. It also provides a record of equipment condition, helping owners plan for replacement rather than making a rushed decision after a major failure.

The exact schedule depends on the unit, the business, and site conditions. Restaurants, buildings near construction, facilities with high occupancy, and properties with long operating hours generally need more frequent attention than lightly used offices. At a minimum, commercial equipment should be professionally inspected before peak cooling and heating seasons.

During a thorough service visit, technicians typically inspect filters, belts, bearings, electrical connections, capacitors, contactors, blower operation, refrigerant performance, condensate drainage, combustion components where applicable, safety controls, thermostat operation, and cabinet condition. They also clean coils when needed. Dirty condenser coils force the system to work harder, particularly under Texas summer heat.

Building staff can help between visits by reporting comfort changes early, keeping supply and return grilles clear, and arranging prompt filter changes. Roof access should remain safe and unobstructed. A neglected filter or blocked drain can lead to reduced airflow, coil problems, water damage, and avoidable disruption.

Repair or Replace: Making a Sound Business Decision

Age alone does not determine whether an RTU should be replaced. A well-maintained unit may continue to perform reliably, while a younger neglected system may have significant problems. The better question is whether repair remains a sensible investment given the unit’s condition, repair history, efficiency, and role in the business.

Replacement becomes more reasonable when repairs are frequent, critical parts are difficult to obtain, cooling performance remains poor after proper repair, or operating costs are consistently high. A failed compressor or heat exchanger can also change the calculation, especially on older equipment.

For a tenant space, the remaining lease term matters. For a property owner, long-term energy use, warranty coverage, tenant comfort, and future maintenance costs often carry more weight. Request a clear comparison that separates immediate repair cost from projected replacement value. That gives decision-makers a basis for action beyond the pressure of an unexpected outage.

Installation Details That Protect Performance

A quality RTU installation involves more than setting a new cabinet on a curb. The curb must be correct, duct transitions must be properly sealed, electrical connections must be verified, drainage must work, and the equipment must be started and commissioned according to manufacturer requirements.

Airflow setup is particularly important. Incorrect blower settings can contribute to noise, poor cooling, frozen coils, humidity issues, and shortened equipment life. Controls also need to be checked under real operating conditions, including occupied and unoccupied schedules.

M.B. Kiser Heating and Air Conditioning Co. has served Dallas-area customers since 1945 and can help commercial owners evaluate rooftop equipment, perform diagnostics, and build maintenance plans around the needs of the property. Whether the immediate need is a repair or a replacement proposal, the right answer should be based on the equipment and building, not a one-size-fits-all recommendation.

A rooftop unit is easy to overlook because it sits above the daily activity of the business. Giving it regular professional attention is one of the simplest ways to protect employee comfort, customer experience, and the budget from an interruption that arrives at the worst possible time.

Happy MB Kiser customer since 2014. Great company, very dependable and always on time. My A/C bit the dust on Monday, and they sent a tech to fix it right away. A broken A/C in Texas during summer time is as good as a death sentence lol. Luckily these guys are always around. Thank you the MB Kiser team and Jordan in particular. Big thanks to Kristen for expediting the part ordering.

Well we used them twice and both times were happy with the price and work that was done.

Susan M.

I have used MB Kiser three times now at two different properties. Kenny and John are the best techs I have come across. This is a company that really puts their customers first which probably explains why they have been around so long.

THIS COMPANY DOES BOTH COMMERCIAL AND RESIDENTIAL WORK. HAD A NEW SYSTEM PUT IN AT THE BARBER SHOP. WORKERS WERE VERY PROFESSIONAL AND THE WORK WAS DONE QUICKLY AND CORRECTLY. ALSO HAD THEM COME AND REPLACE A HEATING UNIT AT HOME. SAME GOOD SERVICE AND PRICE WAS COMPARABLE TO OTHER ESTIMATES THAT I GOT.

I have now used MB Kiser for about 12 years. They have always been fast and honest. Recently, I had my AC go out at my office they fixed it fast with a $35 capacitor. The repair person I had out before Kiser tried to sell me an entire hvac system. Kiser also repaired one of my home units at 8pm on a hot evening fast and easy. Much to my amazement they did not even charge for emergency or afterhours. M.B. Kiser is wonderful to work with.

They called ahead of time to let us know they were coming. They were right on time. They checked out our heater. We had just bought the house and couldn’t get the pilot light lit. The tech determined that there was air in the line, so he bled the line and got the pilot light lit. He checked out the heater and told us the heater was fine and didn’t need any more work.

Thank you so much for your consideration. I truly appreciate your service to keep my aged system working.

Vincent F.

We have a service contract with them so they come every six months to prepare the furnace and air conditioner. We get a reduced rate for any repairs because of the contract and we never get charged for any overtime. My parents also use them. I would recommend them. They redid our whole system in our old house. We’ve used them for 45 years. One of the guys remembered coming to our family home when I was little.

Elizabeth A.

Annual maintenance plan is pretty straightforward and a much better value than paying twice a year for the same service at twice the rate. Service manager came out after the first call didn’t fix it, and made sure the unit cooled. Awesome service and friendly people.

We had our second HVAC system installed by M.B. Kiser today. They are excellent. The installation team arrived at 8:30 and left at 6 with all the work complete, area cleaned up and a great Carrier Infinity system installed. We have two systems in our house. We had the same setup installed last year and it has been flawless. The prices are competitive and the installers and service people are professional, competent and excellent communicators. Highly recommend.

Living in Texas we learn to appreciate our Air conditioners! I was ready to freak out yesterday when my unit stopped working and I am expecting some family over this weekend for the holidays! I started searching for a reputable air conditioning company in the metroplex. Couple of my friends at work referred me to MB Kiser and I decided to give them a try! I have called their customer service and lady on the phone was very knowledgeable and willing to help, which was a big plus for me.

Amy D.

They are great. Our downstairs unit went out. They were able to put in the model I wanted. It was a 5 ton horizontal system, and a difficult installation. They had the resources to get it done. They ran into some problems but they charged us what the original bid was. They were also able to fix the upstairs air conditioning. They are very professional and always respectful. They were able to troubleshoot as they went along. If there were any problems, they were able to fix them.

Anna A.

Quick response, my AC was out Friday all day and they came out first thing Saturday morning. Jordan answered all my questions, and verified the issue within first 10 minutes. I would highly recommend using them in the future.
