A North Texas air conditioner rarely fails at a convenient time. It may begin with a warm bedroom upstairs, a system that runs all afternoon without reaching the thermostat setting, or a sudden shutdown during a stretch of triple-digit heat. Prompt AC repair can often prevent a minor mechanical or electrical issue from becoming a full system failure – and can help protect the comfort, efficiency, and service life of your equipment.

For homeowners and business owners, the goal is not to guess at the problem or rush into replacement. It is to recognize the warning signs, know what can safely wait, and bring in an experienced technician before the system is placed under more strain.

When AC Repair Should Not Wait

An air conditioner does not have to stop completely to need service. In fact, many costly breakdowns begin with symptoms that are easy to dismiss. If the system is running but the house feels warmer or more humid than usual, it may have a refrigerant issue, restricted airflow, a failing capacitor, dirty coils, or a thermostat problem. Each requires a different solution, which is why accurate diagnostics matter.

Call for service promptly when the unit blows warm air, trips a breaker, leaks water indoors, makes grinding or electrical buzzing sounds, or cycles on and off repeatedly. A burning smell, smoke, or a strong electrical odor warrants turning the system off at the thermostat and circuit breaker until a professional can inspect it. Continuing to operate a compromised system can damage the compressor, blower motor, controls, or wiring.

A complete loss of cooling during extreme weather also deserves immediate attention. Young children, older adults, pets, and people with medical concerns can be especially vulnerable when indoor temperatures rise. For a business, a failed system can affect employees, customers, computer equipment, inventory, and daily operations.

The AC Repair Warning Signs That Matter Most

Some air conditioning concerns are obvious. Others show up in utility bills, comfort complaints, or changes in how often the system runs. Paying attention to those changes helps avoid the common mistake of waiting until the equipment quits entirely.

Warm Air or Weak Airflow

Warm supply air can indicate anything from an incorrect thermostat setting to a failed outdoor component. Before calling, confirm that the thermostat is set to cool and that the air filter is not heavily clogged. A blocked filter can restrict airflow and cause the indoor coil to freeze, leaving the system unable to cool properly.

If the thermostat settings and filter are in order, do not assume the unit simply needs refrigerant. Air conditioning systems are sealed. Low refrigerant usually means there is a leak that must be located and repaired. Adding refrigerant without addressing the cause may provide short-term relief while allowing the underlying problem to continue.

Weak airflow can also point to a blower issue, duct leakage, a dirty evaporator coil, or a failing variable-speed component. In larger homes, it may be isolated to one area. That distinction is useful because a single hot room may involve ductwork, zoning, insulation, or airflow balance rather than a failure of the entire system.

Short Cycling and Constant Running

Short cycling occurs when the air conditioner starts, runs briefly, shuts off, and then starts again. The cause can be as simple as a dirty filter or as involved as an oversized system, refrigerant problem, failing control, or electrical issue. Either way, frequent starts place added stress on major components and can increase energy use.

Constant running is different, but it also needs attention. During the hottest Dallas afternoons, an AC system may run for long periods. That can be normal if it is maintaining the set temperature. It is not normal if the thermostat keeps climbing, the system cannot remove humidity, or cooling becomes noticeably uneven. The equipment may be losing capacity or the home may have an airflow problem that deserves a professional assessment.

Water, Ice, and Unusual Noises

Water around an indoor air handler is often caused by a clogged condensate drain. Left alone, it can lead to ceiling damage, mold concerns, or a safety switch shutting the system down. Ice on refrigerant lines or the indoor coil is another sign to turn the system off and schedule service. Running a frozen system can worsen compressor damage.

Noises also provide useful clues. Rattling may be a loose panel or debris near the outdoor unit. Squealing can involve a motor or belt on older equipment. Grinding may indicate worn motor bearings, while repeated clicking can signal a relay, contactor, or capacitor concern. A technician should identify the source rather than treating the sound as a nuisance.

What a Professional Diagnosis Should Include

Good AC repair starts with diagnosis, not a predetermined repair recommendation. The technician should listen to the comfort concern, inspect the system, test electrical components, verify airflow, check operating pressures where appropriate, and evaluate the thermostat and drainage system. For a commercial system, that review may also include packaged equipment, ventilation needs, controls, and the effect of the issue on occupied spaces.

The repair recommendation should explain what failed, why it matters, and whether related components show signs of wear. Homeowners should understand the trade-off between repairing the immediate failure and planning for future equipment replacement. A single failed capacitor on an otherwise sound system is not the same decision as a major compressor failure on an older unit with recurring refrigerant leaks.

This is where experience matters. M.B. Kiser Heating and Air Conditioning Co. Inc. has served Dallas-area customers since 1945, with technicians equipped to work on standard central systems as well as heat pumps, ductless equipment, geothermal systems, water source heat pumps, hydronic systems, and VRF applications. The right repair depends on the equipment in place, its maintenance history, its age, and how reliably it can meet the building’s needs.

Repair or Replace? The Answer Depends

There is no responsible rule that says every older air conditioner should be replaced or every malfunction should be repaired. Repair is often the practical choice when the system has been maintained, the issue is isolated, parts are available, and the equipment still cools efficiently. It may be the better choice for a newer system with a one-time electrical or drainage issue.

Replacement becomes worth discussing when repairs are frequent, cooling performance is declining, the system uses an outdated refrigerant, or a major component fails near the end of the unit’s expected service life. Energy costs matter as well. A newer properly sized system can improve comfort and operating efficiency, but only when installation quality, duct condition, and load calculations are handled correctly.

For commercial property owners, the decision also includes downtime and budget planning. Replacing equipment before a peak-season failure may offer more control over scheduling. On the other hand, a targeted repair may be appropriate when the system has useful life remaining. An honest assessment should account for both immediate cost and the risk of disruption.

What You Can Do Before the Technician Arrives

A few basic checks can help, but homeowners should avoid opening electrical panels or attempting refrigerant repairs. Confirm that the thermostat has power, is set to cool, and has a temperature setting below the current indoor temperature. Check the air filter and replace it if it is visibly dirty. Make sure supply vents are open and that the outdoor unit is clear of leaves, grass clippings, and stored items.

If water is actively leaking or ice is visible, turn the cooling system off. If there is an electrical smell, smoke, or repeated breaker tripping, shut off power to the equipment and leave it off. These details, along with when the issue began and any sounds or error messages you noticed, can help the technician diagnose the problem efficiently.

Maintenance Is the Best Defense Against Emergency Repairs

Preventive maintenance cannot eliminate every breakdown, but it can catch many problems while they are smaller and less disruptive. Seasonal service typically includes checking filters, electrical connections, capacitors, refrigerant operation, condensate drainage, blower performance, coils, and overall safety controls. It also gives homeowners a clearer picture of their system’s condition before summer demand peaks.

Maintenance has a practical value beyond avoiding breakdowns. Clean components and correct airflow help the system cool more effectively, manage humidity, and avoid unnecessary run time. For businesses, regular service supports more predictable operating costs and reduces the chance of an HVAC failure affecting customers or staff.

When your air conditioner starts acting differently, do not wait for the next heat wave to decide whether it needs attention. A clear diagnosis and timely repair can often restore comfort before a manageable problem becomes an urgent one.

We had our second HVAC system installed by M.B. Kiser today. They are excellent. The installation team arrived at 8:30 and left at 6 with all the work complete, area cleaned up and a great Carrier Infinity system installed. We have two systems in our house. We had the same setup installed last year and it has been flawless. The prices are competitive and the installers and service people are professional, competent and excellent communicators. Highly recommend.

Annual maintenance plan is pretty straightforward and a much better value than paying twice a year for the same service at twice the rate. Service manager came out after the first call didn’t fix it, and made sure the unit cooled. Awesome service and friendly people.

Happy MB Kiser customer since 2014. Great company, very dependable and always on time. My A/C bit the dust on Monday, and they sent a tech to fix it right away. A broken A/C in Texas during summer time is as good as a death sentence lol. Luckily these guys are always around. Thank you the MB Kiser team and Jordan in particular. Big thanks to Kristen for expediting the part ordering.

I have now used MB Kiser for about 12 years. They have always been fast and honest. Recently, I had my AC go out at my office they fixed it fast with a $35 capacitor. The repair person I had out before Kiser tried to sell me an entire hvac system. Kiser also repaired one of my home units at 8pm on a hot evening fast and easy. Much to my amazement they did not even charge for emergency or afterhours. M.B. Kiser is wonderful to work with.

They called ahead of time to let us know they were coming. They were right on time. They checked out our heater. We had just bought the house and couldn’t get the pilot light lit. The tech determined that there was air in the line, so he bled the line and got the pilot light lit. He checked out the heater and told us the heater was fine and didn’t need any more work.

OVERALL EXPERIENCE WAS 100% POSITIVE.

Kathleen M.

Well we used them twice and both times were happy with the price and work that was done.

They are great. Our downstairs unit went out. They were able to put in the model I wanted. It was a 5 ton horizontal system, and a difficult installation. They had the resources to get it done. They ran into some problems but they charged us what the original bid was. They were also able to fix the upstairs air conditioning. They are very professional and always respectful. They were able to troubleshoot as they went along. If there were any problems, they were able to fix them.

Anna A.

Quick response, my AC was out Friday all day and they came out first thing Saturday morning. Jordan answered all my questions, and verified the issue within first 10 minutes. I would highly recommend using them in the future.

Living in Texas we learn to appreciate our Air conditioners! I was ready to freak out yesterday when my unit stopped working and I am expecting some family over this weekend for the holidays! I started searching for a reputable air conditioning company in the metroplex. Couple of my friends at work referred me to MB Kiser and I decided to give them a try! I have called their customer service and lady on the phone was very knowledgeable and willing to help, which was a big plus for me.

Amy D.

We have a service contract with them so they come every six months to prepare the furnace and air conditioner. We get a reduced rate for any repairs because of the contract and we never get charged for any overtime. My parents also use them. I would recommend them. They redid our whole system in our old house. We’ve used them for 45 years. One of the guys remembered coming to our family home when I was little.

Elizabeth A.

Thank you so much for your consideration. I truly appreciate your service to keep my aged system working.

Vincent F.

THIS COMPANY DOES BOTH COMMERCIAL AND RESIDENTIAL WORK. HAD A NEW SYSTEM PUT IN AT THE BARBER SHOP. WORKERS WERE VERY PROFESSIONAL AND THE WORK WAS DONE QUICKLY AND CORRECTLY. ALSO HAD THEM COME AND REPLACE A HEATING UNIT AT HOME. SAME GOOD SERVICE AND PRICE WAS COMPARABLE TO OTHER ESTIMATES THAT I GOT.

Rebecca J.

I have used MB Kiser three times now at two different properties. Kenny and John are the best techs I have come across. This is a company that really puts their customers first which probably explains why they have been around so long.
